If you have been thinking about selling your home, but aren’t sure where to start, here are some tips.
Clean It Up
1. The first thing you will want to do is stash your belongings. Box up items that you aren’t using by going room one by one. Get as much into boxes as you can, to make your home feel even more spacious. Make sure to bring the boxes to the attic or into a storage unit rather than placing them in a closet. The closet space can be a deal breaker and stacks of boxes in it will make it seemed more cramped.
2. Stage the home to optimize appeal. Budget friendly ways to do that would be by doing simple projects, like hanging curtains a little higher to provide the illusion of taller ceilings, painting walls neutral colors and providing pops of colors in decor like the pillows and wall art. Lastly, push furniture towards walls and opening up space in the middle of the room.
3. Lastly, boost curb appeal by cleaning up landscape, applying a fresh paint on the house or the front door and replacing the porch light.
Potential buyers are going to want to know the age of big items, such as the roof, air-conditioning unit and water heaters. Check your home records or the seller’s disclosure for the age of the last repair to present that to those that want to know that information.
Bring in Reinforcements
To provide you with the best (and honest) feedback, bring in friends or family and have them pretend to do a walk-through in the house. What do they notice that maybe you missed and is it something that needs to be addressed before listing you house? If you want even more feedback, have your realtor come in walk through the house as well!
Now that you have additional feedback, replace or fix anything those items that were brought up. Certain fixes can provide you with an edge over competition which typically means better offers!
